How Much Does Fumigation Cost in Nairobi? A Practical Pricing Guide

The price of fumigation depends on the pest, the property, the severity and the number of visits. Here is how quotes are built, what a fair quote includes, and how to compare them.

“How much is fumigation?” is the first question most people ask, and it is a fair one. The honest answer is that it depends, but that is only useful if you know what it depends on. This guide explains the factors that decide the price of pest control in Nairobi, what a good quote should include, and how to compare quotes so that a cheap price does not turn into an expensive problem.

We have deliberately not published a table of prices. Pest control prices vary with every factor below, and a figure without context tends to mislead more than it helps. What we can do is show you how a quote is built, so you can judge any quote you receive, including ours.

First, what are you actually paying for?

In Nairobi “fumigation” is used for almost any pest treatment. In practice, most homes and offices need targeted pest control: inspection, the right product placed where the pest lives, and a follow-up visit where the pest needs one. True gas fumigation, where a sealed space is filled with fumigant, is a specialist service used for things like grain stores and shipping containers, and it is priced very differently.

When you pay for pest control you are paying for:

  • Inspection and diagnosis: identifying the pest, finding where it lives and judging how far it has spread.
  • Products: the bait, residual treatment or other products suited to that pest.
  • Labour and time: a trained technician's time on site, including preparation and safety measures.
  • Follow-up: return visits where the pest's life cycle demands them.
  • Proofing and advice: closing entry points and telling you what to change so the problem does not return.

A quote that leaves out the first and the last two is usually cheaper for a reason.

The factors that decide the price

1. The type of pest

Different pests need different amounts of work.

Pest Why the work varies
Mosquitoes Usually a single visit for indoor spraying, with fogging and breeding-site work added for compounds
Cockroaches A treatment plus a review visit; heavy infestations or commercial kitchens need more
Bed bugs Always at least two treatments 10 to 14 days apart, with detailed work on beds, frames and furniture
Rats and mice Survey, proofing, baiting stations and check visits; can run over several weeks

2. The size and layout of the property

A bedsitter in South B and a five-bedroom house in Karen with staff quarters are completely different jobs. Price usually follows the number of rooms to be treated, the floor area and how complicated the layout is. For mosquitoes and rodents, the size of the compound matters as much as the house.

3. How established the problem is

A few cockroaches seen this week need far less work than droppings in every kitchen drawer and cockroaches in daylight. Bed bugs confined to one bed are quicker to treat than bed bugs in three bedrooms and the sofa. Severity affects the amount of product, the time on site and sometimes the number of visits.

4. The number of visits

Some pests cannot be cleared in one visit. Bed bug eggs hatch after the first treatment, so a second visit is part of the job, not an extra. The same applies to cockroach egg cases. Rodent work needs check visits to replace bait, remove carcasses and confirm activity has stopped. Make sure your quote says how many visits are included.

5. Property type and access

Restaurants, offices and warehouses often need work outside trading hours, food-safe placement plans, or records for inspections. Blocks of flats sometimes need treatment of several units or common areas because pests move through shared pipes and ducts.

6. Proofing and prevention

Sealing gaps for rodents, treating drains for cockroaches or dealing with breeding sites for mosquitoes adds time, but it is often the difference between a treatment that lasts and one you repeat every month.

How a pest control quote should be built

A fair quote is usually built in this order:

  1. Inspection or photos. The provider sees the problem before naming a price. A quote over the phone without any information is a guess.
  2. Scope. Which rooms or areas will be treated, and with what method.
  3. Visits. How many visits are included and when they will happen.
  4. Preparation. What you need to do before the visit.
  5. Safety. Which product will be used and how long you need to stay out.
  6. What happens if it comes back. The follow-up window and what the provider will do.
  7. The price, covering all of the above.

What should be included in the price

When comparing quotes, check whether each one includes:

  • An inspection of the affected area and likely source areas nearby.
  • The name of the product to be used and the re-entry time.
  • Preparation advice before the visit.
  • The follow-up visit the pest needs.
  • Aftercare advice.
  • A clear statement of what happens if the pest returns within an agreed period.

If one quote includes the second bed bug visit and another does not, they are not the same job, even if the first visit looks similar.

Why the cheapest quote is often the most expensive

The most common way pest control goes wrong in Nairobi is a cheap one-off spray that kills the pests you can see and misses the rest. Within a few weeks you are back where you started, and in the case of bed bugs and cockroaches the survivors may have spread to more rooms. A second treatment from scratch costs more than doing it properly the first time.

Watch out for:

  • Prices given without seeing the problem or asking for photos.
  • One-visit bed bug treatments.
  • No mention of what product will be used.
  • Pressure to book immediately.
  • “Guaranteed permanent” results. No honest company can promise that pests will never arrive again from outside.

Ways to keep the cost down without cutting corners

  • Act early. A small problem is cheaper to treat than an established infestation.
  • Prepare properly. Following the preparation checklist makes the treatment more effective and avoids repeat visits.
  • Do not spray first. Over-the-counter sprays scatter cockroaches and bed bugs and make the professional job bigger.
  • Combine visits. If you are moving, treating an empty property before furniture arrives is quicker and more effective.
  • Fix the cause. Repair leaks, seal gaps and clear standing water as advised.

Getting an accurate quote quickly

The fastest way to an accurate price is to send:

  • The type of pest, with a photo if possible (a photo of droppings next to a coin is very helpful for rodents).
  • The type and size of the property.
  • Which rooms are affected and for how long.
  • What has already been tried.
  • Your location.

You can send this through our quote form or on WhatsApp. For more on specific pests, see our pages on bed bug control, cockroach control, mosquito control and rodent control.

Frequently asked questions

Is fumigation priced per room or per house?

Either can be used. Many quotes are based on the number of rooms or the size of the property, adjusted for the pest and severity. What matters is that the quote clearly states what is covered.

Why is bed bug treatment more expensive than cockroach treatment?

Bed bugs need detailed work on beds, frames, furniture and skirting, and always need a second treatment to catch the eggs that hatch after the first. That takes more time and product.

Do I need to pay for the follow-up visit separately?

That depends on the provider. In our quotes, the follow-up visit the pest needs is included from the start.

Is a cheaper chemical just as good?

Not necessarily. Products differ in how they work, how long they last and where they can be used safely. Ask what product will be used and why it suits your situation.
