Do You Need a Fumigation Certificate in Kenya? Who Asks for One and Why

Landlords, lease agreements and some employers ask for proof of fumigation. Here is who usually asks, what a certificate should include, and how to get one.

"Fumigation certificate" is one of the more common searches we see from people who are not actually dealing with pests right now. Usually, someone else is asking them for one: a landlord, a lease clause, a new employer or a property handover process. This guide explains, plainly, who typically asks for one, what it should state, and how to get one.

Before anything else: this guide covers household and light-commercial pest treatment, which is what we do. A formal phytosanitary or export fumigation certificate, the kind required for shipping containers or agricultural produce, is a different, specially regulated process handled by licensed fumigation operators for that specific purpose, and is outside what a residential pest control company provides. If that is what you need, look specifically for a provider licensed for that service.

Who usually asks for a fumigation certificate

  • Landlords and property managers, as part of move-in or move-out procedures, or written into a lease agreement.
  • Tenants moving out, who want written proof the unit was treated before handover, sometimes tied to a deposit return.
  • New tenants or buyers, who want evidence a property was treated before they moved in.
  • Employers and institutions, for offices, schools or clinics that keep records of pest control as part of their own compliance or hygiene policy.
  • Restaurants and food businesses, who may need records available for their own inspections or audits.

If none of these apply to you and you are simply asking "does my house need to be fumigated," that is a different question — see our guide on how often you should schedule pest control.

What a fumigation certificate should actually state

A useful certificate is specific, not generic. Look for, and ask for, a document that states:

  • The property address and the date of treatment.
  • The pest or pests treated.
  • The method used, in plain terms (for example, bait and residual treatment, not simply "fumigated").
  • Who carried out the work.
  • Confirmation that treatment was completed.

A one-line document that only says "fumigated" with no address, date or method is weak evidence and is easy to produce without the work actually being done properly. If a landlord or lease is asking for proof, a specific document protects you as much as it satisfies them.

How to get one from Cleantique

We provide written confirmation of treatment as a standard part of our pest control service. If you need it for a landlord, a move-out, or a records requirement, say so when you book, and we will make sure the document covers what is being asked of you specifically, since requirements can differ between landlords and employers.

A common situation: moving out and needing proof together

A lot of these requests arrive at the same time as a house move, because a lease clause or landlord asks for fumigation as part of handover. If that is your situation, our guide to end of lease fumigation explains why some Nairobi landlords require it and how to time it against your move-out date.

Frequently asked questions

Does every rental in Nairobi require a fumigation certificate?

No. It depends entirely on the individual lease and landlord. Many do not mention it at all; others make it a condition of returning the deposit. Check your tenancy agreement rather than assuming either way.

Can I get a certificate without having the property treated?

We will not issue a certificate for work that was not done. If you genuinely need proof of treatment, book the treatment with enough notice before your deadline.

How long is a fumigation certificate valid for?

It is a record of a specific treatment on a specific date, not an ongoing guarantee. Whether a landlord treats it as valid for a fixed period is up to their own policy, not a standard we set.

I need this for a shipping container or export consignment. Can you help?

No. That is formal phytosanitary fumigation, a specialist, separately regulated service. We do residential and light-commercial pest control, not container or export fumigation, and would rather tell you plainly than take on work outside what we do properly.
